Job Title: Commercial Superintendent

The Commercial Superintendent is responsible for overseeing the day-to-day operations and maintenance of assigned commercial property(ies) under the direction of the Property Manager and/or Vice President of Commercial Properties. This hands-on role involves supervising building staff, ensuring tenant satisfaction, coordinating repairs and renovations, and maintaining all building systems for optimal performance.

Key Responsibilities:

• Perform general maintenance, including electrical, plumbing, HVAC, carpentry, painting, and plastering.

• Ensure the ongoing operation and efficiency of the building’s mechanical systems and infrastructure.

• Monitor building and tenant spaces regularly to ensure compliance with lease obligations and safety requirements.

• Supervise and schedule building staff to maximize operational efficiency.

• Address and resolve tenant issues and service requests promptly and professionally.

• Obtain bids, coordinate, and oversee contractor work and ensure completion to company standards.

• Implement preventative maintenance programs and suggest operational improvements.

• Conduct regular building inspections and report any violations or concerns to management with recommended resolutions.

• Meet regularly with the Property Manager/Managing Agent to review building operations, concerns, and updates.

Qualifications:

• Proven experience in building operations or property management in a commercial setting.

• Strong knowledge of building systems, maintenance protocols, and compliance standards.

• Excellent communication, organizational, and supervisory skills.

• Ability to respond to emergencies and make quick, sound decisions.

• Bilingual in Spanish is preferred

Salary $80,000 to $110,000
