Job Summary
District Managers are responsible for the operational aspects and the continued profitability of multiple communities and will serve as the day-to-day point of contact for residents. The District Manager is on call, and is responsible the districts' operations including capital improvements, administrative activities, marketing, leasing and home sales of new and pre-owned homes, property maintenance, budgeting, human resource management, and most importantly, resident relations. The District Manager will ensure a positive working atmosphere for team members and provide excellent service to the residents of the district.
Job Duties

Manages the rent collection process for the district of communities, including collecting, posting and depositing income from leasing of rental sites and homes, as well as filing to collect on delinquent debts. (Essential)

Identifies and prepares sites for Sun Homes models and home move-ins. (Essential)

Monitors, codes and approves invoices. (Essential)

Ensures compliance with federal, state, and local agencies that regulate fair housing laws and community operations. (Essential)

Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.

Consults with the appropriate party to determine the best course of action in the event a question or situation does not have an established guideline

Maintains delinquencies and eviction proceedings while adhering to Sun's policies

Approves new move-in incentive requests, and completes market surveys as required

Initiates and ensures the timely distribution of lease renewals and rent increase notices

Coordinates and manages the Lease Purchase Program (LPP), including repairs, leasing, LPP sales, refurbishments, re-leasing, closing, and follow-up

Reviews residency applications and approves or denies residency as appropriate

Ensures that overall appearance of the communities in the district are well maintained and groomed to Sun's curb appeal standards

Inspects and provides recommendations for renovations, as well as performs insurance inspections

Monitors and maintains community assets and equipment on a continuous basis

Assists with the preparation of annual operating budget, including providing accurate data to assist in capital expenditure and expansion budget needs

Reviews and compiles monthly property accounting reports, and prepares monthly explanation of P&L variances

Selects, supervises and reviews contractual services as directed, an initiates and maintains local dealer relationships

Ensures community newsletter is published quarterly

Requirements

High School Diploma or GED (Required)
-
Bachelor's Degree in Real Estate, Hospitality, or Business (Preferred)

3 years in property management experience, including 2 years of supervisory experience (Required)

6 months in prior sales and leasing experience (Required)

General knowledge of maintenance

Demonstrated leadership abilities

Strong organizational skills

Solid negotiation skills

Ability to thrive in a fast-paced environment

Working knowledge of basic accounting principles

Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law

Computer proficiency, including the internet and Microsoft Office Suite

Flexibility to respond to community needs during non-business hours

Ability to live on-site within the community (housing provided)

Must have a valid driver's license
