Essential Job Functions
- Actively assist in managing day-to-day property operations and maintenance, promptly addressing tenant and client concerns.
- Support timely maintenance of building operations, including coordinating preventive maintenance and optimizing asset performance.
- Participate in overseeing maintenance and repair activities, collaborating with external contractors and vendors.
- Contribute to negotiating service contracts, ensuring suppliers meet contractual obligations (e.g., HVAC, cleaning, landscaping).
- Assist in developing and managing the building maintenance budget, reviewing variances, and controlling expenditures.
- Play an active role in responding to building emergencies, supervising construction projects, and enforcing safety protocols.
- Collaborate in conducting safety inspections and providing necessary training for a safe work environment.
- Participate in recruiting, hiring, leading, training, and evaluating building staff, contributing to a productive working environment.
- Collaborate with unions and union representatives.
- Able to remain stationary for extended periods of time, up to 50% of the work day.
- Ability to move about the building(s) for meetings with tenants, vendors and staff.
- Ascend / descend stairs and ladders, as well as positions oneself in small spaces for building inspections and maintenance.
- Effectively communicate with tenants, vendors, staff and various departments within the company
- Recognize areas for improvement, detect issues and assess the best plan of action to rectify them.
- Transport large or heavy objects (up to 50 lbs) throughout the property
- Exposure to a variety of environments to include varying weather conditions
Qualifications
- A minimum of 5 years of experience in residential building maintenance.
- Ability to actively contribute to implementing sustainable energy practices and grid interactive maintenance procedures.
- Knowledge of building mechanical systems, including plumbing, electrical, carpentry, waterproofing, and HVAC.
- Proficiency in actively participating in effective verbal and written communication.
- Required licenses and certificates (Certificate of fitness S12, S-13, S-95, P-99, EPA 608 Universal).
- Must actively respond to emergencies and be on call 24 hours.
- Strong self-management and prioritization skills.
- Practical experience with modern motion detection and video capture technologies.
- Experience with unions, particularly 32BJ, is preferred.
- Proficiency with computers and active involvement in property management software, including Microsoft Office and Yardi.
