Client: Technology/Software Organization - *Property Management* Role: Property Accountant Salary: $120,000 - $140,000/annually Equity Location: Manhattan, NY - *5 days a week onsite* About The Role We’re looking for a Property Accountant with deep multifamily expertise to serve as the subject matter expert behind our platform's accounting logic. In this role, you won’t just be managing books—you’ll be shaping the algorithms, workflows, and ledger integrations that power our clients' property management operations. You’ll serve as the bridge between software development and real-world property accounting, ensuring absolute accuracy and trust in every feature we build. What You’ll Do Strategic Accounting Advisory: Guide engineering and product teams on complex property accounting scenarios, including rent treatment, concessions, deposits/refunds, HAP/subsidies, utility billing, and month-end close. Requirements & Product Logic: Translate real-world accounting workflows into precise product requirements, business logic, and acceptance tests. Accuracy & Compliance: Audit and validate system logic for prorations, allocations, charge/credit logic, and ledger adjustments to ensure 100% precision and compliance. UAT & Reconciliations: Lead User Acceptance Testing (UAT), build test scripts, run scenarios with client accounting teams, and ensure system outputs reconcile seamlessly. Industry Standards & Playbooks: Establish standardized ledger terminology, define event lifecycles, and create clear reference guides and playbooks for client controllers and onsite teams. What You’ll Bring 5 years of hands-on multifamily property accounting or controllership experience at a Property Management Company (PMC), owner-operator, or REIT. Deep technical knowledge of US GAAP, general ledger (GL), sub-ledgers, resident ledgers, security deposits, and month-end closing processes. Strong communication skills with the ability to articulate complex financial workflows clearly to both client stakeholders and internal software engineers. Analytical mindset with an obsession for precision, edge-case testing, and clear documentation.
