Transaction Manager, U.S. Real Estate Investments

Your role

We are looking for a Transaction Manager who will have responsibility for sourcing, underwriting, negotiating, executing, and closing real estate investments on behalf of UBS Global Real Estate's U.S. investment portfolios. You will lead all aspects of the acquisition process from initial opportunity evaluation through closing while partnering closely with Portfolio Management, Asset Management, Capital Markets, Legal, Tax, Research, Engineering, Risk Management, Operations and senior leadership.

In this role, you will:
• source and evaluate acquisition opportunities across assigned property types and markets, developing relationships with brokers, owners, developers and operating partners
• evaluate acquisitions through financial underwriting, valuation analysis and scenario modelling using Argus Enterprise, Excel and other analytical tools, including discounted cash flow analysis, total return calculations, sensitivity analyses, scenario modeling and valuation
• direct due diligence activities, including operational, legal, tax, engineering and market reviews
• negotiate transaction documentation, including letters of intent, purchase agreements and joint venture structures in coordination with Legal
• coordinate cross-functional transaction teams to keep acquisitions progressing efficiently from evaluation to closing
• prepare investment recommendations and present opportunities, risks and value drivers to investment committees
• partner with Asset Management and Portfolio Management to align acquisitions with business plans and portfolio objectives
• strengthen our market presence by maintaining industry relationships and sharing market intelligence
• mentor and provide guidance to analysts and associates supporting transaction execution

Your team

UBS Global Real Estate invests across U.S. real estate markets to deliver long-term value for our clients. We combine local market knowledge, rigorous underwriting and disciplined portfolio construction to identify attractive investment opportunities. As a Transaction Manager, you'll play a key role in translating investment strategy into executed transactions, working alongside specialists from across the platform to bring opportunities to life. No two deals are the same, which keeps the work dynamic, engaging and impactful. You will be based in New York, with travel required to evaluate investment opportunities, conduct property inspections and routinely meet with market participants.

Your expertise

• ideally 8+ years’ experience in institutional commercial real estate investment, acquisitions or transactions within an investment manager, REIT, private equity real estate platform, pension advisor, investment bank, brokerage firm or similar environment
• demonstrated experience sourcing, underwriting, negotiating and closing institutional commercial real estate investments
• strong knowledge of commercial real estate valuation, discounted cash flow analysis, portfolio construction and investment strategies
• hands-on experience using Argus Enterprise, advanced Excel modelling and financial analysis tools
• understanding of U.S. commercial real estate markets, capital markets, lease structures and debt financing
• ability to manage multiple transactions simultaneously while balancing priorities, timelines and stakeholder expectations
• strong communication and presentation skills, with the ability to translate complex investment insights into clear recommendations
• collaborative approach with the ability to build effective relationships across investment, legal, tax, capital markets, research, operations and asset management teams
• Bachelor's degree in Finance, Real Estate, Economics, Business or related field required; MBA, MSRE or CFA designation preferred

Salary information

The indicative gross base salary range as a full-time equivalent role:
• United States - New York - New York min USD 170000 - max USD 225000 /annum

The expected salary for this role will be determined by relevant factors which may include but are not limited to, role-required experience, qualifications, education, location and skill level.
