Senior Lease Accounting Analyst

General Summary:
The Senior Lease Accounting Analyst operates with limited supervision ensuring the integrity of a diverse portfolio of commercial real estate investments. The Senior Lease Accounting Analyst acts as lead for other lease accounting analysts and is a subject matter expert on lease interpretation, accounting for tenant transactions, cost allocation methodologies, managing common area maintenance fees, and use of lease management software. Manages account reconciliations and ensures quality database information related to lease. Additionally, special projects are assigned at the discretion of the Manager of Commercial Real Estate Accounting, including accounting tasks, month-end closing preparation, owners reporting, and other special projects in support of overarching Widewaters projects and initiatives.
Key Responsibilities:
Team Lead
· Provide direction, support, and guidance to team members, ensuring they understand their roles and responsibilities.

Accounting
- Proficiency in general ledger management and booking of journal transactions.
- Performs annual operating expense reconciliations, monitors audit windows, as defined in lease documents.
- Reviews tenant sales reports monthly and maintains accurate and quality tenant information.
- Preparation of related party and intercompany transactions.
- Prepares invoices for tenants, reconciles tenant account, reviews incoming invoices for accurate coding and compliance to lease and conditions.
- Posts finalized check receipts to various checking accounts and updates the accounts receivable ledger by tenant and posts journal entries to the General Ledger.
- Prepares and posts reconciliation billings to tenant accounts.
- Assist with work paper preparation, audits, data requests, and miscellaneous matters.
- Create monthly invoices for Accounts Payable.
Analysis
- Prepares lease abstracts, noting any specific requirements, and apply knowledge to reporting and tenant compliance.
- Conducts analysis to support AR, AP, rent rolls, budgets in accordance with appropriate accounting standards (Tax, or Cash).
- Research and processes charge backs, tenant disputes, bad checks, and other various tenant transactions.
- Provide analytical assistance to Management for budget and forecasting processes.
Reporting and Compliance
· Prepares weekly and monthly statements and supports owner report process.
· Creates and distributes critical date reports and maintains critical date calendar of events.
· Utilizes system to create reports (MRI, Excel, or Word) as needed in support of assigned duties and other departmental initiatives.
· Track payables and receivables associated with property portfolio.
Other
· Resolve critical issues for tenants by researching data and information relevant to the transactions, lease, or other relevancy.
· Prepare work order invoices with property management for tenant billed expenses.
· Master data support for client lease files, tenant account set up, and other critical information.

Preferred Qualifications:
· Bachelor's degree in accounting or related field requirement. Minimum of 4 years' experience with general accounting, finance, and reconciliation.
· Strong preference for prior work history in retail leasing operations. Strong ability to understand contracts and other binding documents such as leases.
· Demonstrated organizational skills and use of critical thinking skills.
· Ability to prioritize tasks and work with interruptions.
· Ability to understand and carry out complex oral and written instructions.
· Interpersonal and customer service skills to deal positively with colleagues, employees, and vendors including governmental agency employees.
· Proven oral and written communication skills.
· Ability to compose email with a professional tone.
· Proficient with MS Office including strong excel and data analytics and able to learn new software rapidly.
An equivalent combination of education and experience which provides proficiency in the areas of responsibility listed above may be substituted for the above education and experience requirements.
Physical Requirements:
While performing the duties of this job, the employee is regularly required to sit; use hands and fingers to handle or feel; talk or hear. The employee is required to stand and walk. The employee is occasionally required to reach with hands and arms; climb or balance; and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to focus.
