Salary: $100k-115k The Opportunity:
Our client is seeking a high-caliber Property Accountant to take full ownership of the month-end close and financial health of a dedicated NYC residential portfolio. This is a "True Accounting" seat designed for a professional with elite analytical skills who can manage the complexities of multi-entity reporting. You will start by managing 10–12 individual property entities, with the expectation to scale to 20–25 properties once fully onboarded. This role requires a "numbers-first" mindset—someone who doesn't just record entries but deeply analyzes actual-vs-budget variances and maintains precise cash projections for ownership. Key Responsibilities
Full-Cycle Month-End Close
- Entity Management: Lead the complete month-end closing process for a growing portfolio where each property is its own legal and financial entity.
- General Ledger: Perform all necessary journal entries, accruals, and monthly workpaper preparations with 100% accuracy.
- Reconciliations: Execute monthly bank and security deposit reconciliations, ensuring all tenant and vendor activity is accounted for.
- Budget vs. Actual: Conduct rigorous analytical reviews of financial performance; you must be able to "tell the story" behind the numbers and explain variances to ownership.
- Cash Flow & Projections: Manage daily cash for each property, ensuring liquidity for operating expenses and preparing forward-looking cash projections.
- Audit Support: Act as the primary point of contact for annual audits, providing all necessary schedules and documentation.
- Annual Cycles: Drive the intensive budgeting process (Late Summer through Thanksgiving). You must be a "master juggler" capable of building complex Operating and Capital budgets for 20 entities simultaneously.
- Strategic Input: Work closely with property managers and ownership to align budget assumptions with historical data and future capital needs.
- Education: B.S. in Accounting is preferred.
- Experience: 3–5 years of Full-Cycle Property Accounting experience, specifically within the NYC residential market, preferably with condo, co-ops or rentals
- Strong understanding of Accrual Accounting and GAAP.
- High proficiency in Excel and Yardi 7s (or similar enterprise real estate software).
- Strong organizational skills with the ability to manage a high volume of deadlines during peak seasons (Budgeting/Year-End).
