The Queens Public Library (QPL), is an independent not-for-profit corporation comprising of a Central Library and other facilities of varying size, vintage, and sophistication totaling nearly 1 million square feet throughout the borough of Queens. It is one of the largest and most innovative libraries in the world and one of the three New York City library systems. As a member of Capital Projects Management (CPM), the Project Manager (PM) is instrumental across all phases of capital projects, assigned to ensure the design and construction of functional and aesthetically pleasing public library and support facilities. The Project Manager immediately reports to the Director of CPM and ultimately reports the Vice President of CPM. The Project Manager must be able to work with internal and external stakeholders to execute projects and meet deliverables on schedule and within budget.

· Responsible for supervising the schematic design, design development, construction documents, and the construction administration phases of capital construction projects that range in value from less than $5m to greater than $40m and range in scope from targeted renovations to the construction of new public libraries and support facilities.

· Represents QPL on self-managed capital projects and capital projects managed by external New York City agencies such as the Department of Design and Construction (DDC) and the Department of Citywide Administrative Services (DCAS).

· Coordinates the development and monitors adherence to space planning, technology, security, life safety, maintenance, and operational programmatic requirements.

· Provides on-site observation of the work to ensure timely and successful execution and prepare written reports accordingly.

· Collaborates with a variety of industry members such as architects, engineers, designers, contractors, and vendors.

· Initiates, reviews, and advances foundational capital project documents such as proposals, change orders, purchase orders, invoices, reports, budgets, drawings, specifications, and schedules.

· Works in partnership with fellow CPM team members (planners, project managers and financial analysts), with a variety of internal QPL stakeholders (including departmental leaders), and with external agencies and authorities that have jurisdiction over capital projects.

· Conducts successful meetings by strategically choosing attendees, defining objectives, fostering collaboration, and itemizing next steps.

· Identifies and resolves obstacles, and creates momentum to meet key milestones and deadlines.

· Performs other duties as assigned.

REQUIRED QUALIFICATIONS:

· Bachelor’s degree in construction management, Architecture, Engineering, or related discipline required.

· A minimum of 6 years of related experience in construction/project management in the management of mid-size to large-scale construction projects, including a comprehensive knowledge of building infrastructure systems and an understanding of current materials and methods of construction.

· Must be experienced user of MS Word, Excel, and Adobe Acrobat.

· Must possess a valid driver’s license.

· Acquainted with the principles of space planning, the vocabulary of furniture, and the fundamentals of accessible building design.

· Excellent written and verbal communication skills.

· Able to take individual ideas and refine them to become actionable solutions.

· Familiar with energy efficient and sustainable design.

· Commitment to serving all communities in the most diverse area of the country.

PREFERRED QUALIFICATIONS:

· MS Project experience is a plus.

· MS PowerPoint is a plus.

· CADD (AutoCAD, Revit) experience is a plus.

· Bluebeam experience is a plus.

· LEED certification is a plus.

This is a non-union position. The starting annual salary range is $87,000 - $123,000.
