This role will play a critical part in assessing and mitigating environmental and engineering risks associated with our commercial real estate portfolio, ensuring sound lending practices and compliance with regulatory requirements.

Job Summary

The Environmental and Engineering Risk Manager will be responsible for overseeing the identification, assessment, and management of environmental (e.g., contamination, regulatory compliance) and engineering (e.g., structural integrity, property condition) risks related to commercial real estate transactions and existing portfolio assets. This role involves conducting due diligence, reviewing third-party reports, providing expert advice to internal stakeholders, and ensuring adherence to Citi's risk policies and industry best practices. The successful candidate will have a strong background in environmental science, engineering, and commercial real estate finance.

Key Responsibilities

  • Risk Assessment and Due Diligence:

    • Perform comprehensive environmental and engineering risk assessments for new commercial real estate loans, acquisitions, and portfolio assets.

    • Review and analyze Phase I and Phase II Environmental Site Assessments (ESAs), Property Condition Assessments (PCAs), seismic reports, geotechnical reports, and other relevant third-party technical reports.

    • Identify potential environmental liabilities (e.g., hazardous materials, mold, asbestos, lead-based paint, wetlands, regulatory non-compliance) and physical property risks.

  • Reporting and Analysis:

    • Prepare detailed reports summarizing findings, recommending risk mitigation strategies, and providing clear, concise actionable advice to credit officers, portfolio managers, and legal teams.

    • Evaluate the financial impact of identified risks and propose appropriate reserves or covenants.

  • Compliance and Regulatory Adherence:

    • Ensure all environmental and engineering risk management activities comply with internal Citi policies, industry standards, and relevant federal, state, and local environmental regulations (e.g., CERCLA, RCRA, Clean Water Act, Clean Air Act).

    • Stay abreast of changes in environmental laws, regulations, and industry best practices.

  • Stakeholder Collaboration:

    • Collaborate closely with internal credit, legal, workout, and asset management teams to integrate environmental and engineering risk considerations into decision-making processes.

    • Manage relationships with external environmental consultants and engineering firms, overseeing their scope of work and reviewing deliverables.

  • Portfolio Monitoring:

    • Assist in ongoing monitoring of portfolio assets for emerging environmental or physical risks.

    • Provide support for troubled assets, including environmental remediation oversight or property repair strategies.

Qualifications

Required Qualifications

  • Education:  Bachelor's degree in Environmental Science, Environmental Engineering, Civil Engineering, Geology, or a related field. Master's degree preferred.

  • Experience:

    • 7+ years of experience in environmental and/or engineering risk management within the commercial real estate or financial services industry.

    • Demonstrated experience conducting and reviewing environmental site assessments (Phase I & II ESAs) and property condition assessments (PCAs).

    • Strong understanding of federal, state, and local environmental regulations and their application to commercial real estate.

  • Skills:

    • Excellent analytical and problem-solving skills with the ability to interpret complex technical reports.

    • Strong written and verbal communication skills, capable of explaining technical concepts to non-technical audiences.

    • Ability to manage multiple projects simultaneously and work effectively under pressure.

    • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint).

Preferred Qualifications

  • Experience with portfolios, seismic risk assessment, structural assessment, or remedial /Phase II activities.

  • Knowledge of green building standards and sustainable development practices.
