Position Overview

We’re hiring a NYC DOB Class 2 Filing Representative (Class 2 only) with deep expertise in NYC zoning and building code and strong command of DOB systems and workflows. This role owns the filing lifecycle, drives approvals, and keeps projects moving through agency processes without chaos, delays, or preventable objections.

Key Responsibilities

• Manage DOB filings from intake through approval, including submissions, resubmissions, and follow-through
• Navigate BIS , DOB NOW , and eFiling workflows with speed and accuracy
• Coordinate agency touchpoints across DOB, FDNY, LPC, DOT , and other relevant departments
• Review drawings and supporting documents for filing readiness, completeness, and code alignment
• Track objections, prepare responses, and coordinate revisions with internal design/production teams
• Support violation resolution strategy by identifying compliance gaps and execution paths
• Maintain accurate records, logs, and documentation across filing milestones and agency communications
• Provide client-facing updates with clear timelines, risks, and next steps

Qualifications (Required)

• Active NYC DOB Class 2 Filing Representative license (required)
• 5+ years of NYC agency filing experience with demonstrated approval wins
• Strong working knowledge of NYC Building Code and NYC Zoning Resolution
• Proficiency with Microsoft Office, Outlook, Bluebeam, and Adobe
• Ability to read and interpret architectural and construction drawings across varying scopes
• Proven experience managing end-to-end filings and resolving objections efficiently
• Strong communication, documentation discipline, and client service mindset

Compensation & Benefits (Benefits after 90 days)

• Salary: $95,000 – $135,000/year (based on experience and performance)
