Property Accountant

Location: NYC (4-5 days onsite)

Salary: $110,000-150,000

We are seeking a Property Accounting Subject Matter Expert (SME) to serve as the in-house authority on multifamily property accounting. In this highly visible, cross-functional role, you will bridge the gap between real-world property financial operations and cuttting-edge software development—ensuring our AI systems execute calculations, ledger entries, and integrations with absolute accuracy, compliance, and clarity for our enterprise clients.

Key Responsibilities

• Accounting Advisory & Scenario Guidance: Serve as the internal authority on core multifamily financial operations, guiding the software logic for rent collection, concessions, security deposit refunds, subsidies/HAP payments, delinquencies, utility billings, move-in/out prorations, and month-end close.
• Workflow Translation & Requirements: Translate complex real-world accounting edge cases into clear product requirements, calculation rules, and acceptance tests; pressure-test new automated features prior to client rollout.
• Calculation & Logic Validation: Review and validate prorations, fee allocations, adjustments, and charge/credit logic for 100% mathematical accuracy and explainability.
• User Acceptance Testing (UAT): Develop representative test ledgers, lead UAT sessions with client Controllers and property accounting teams, and confirm that platform outputs reconcile perfectly with client general ledgers.
• Standards & Terminology: Establish standardized accounting event lifecycles, clear terminology, and reference guides for client controllers and onsite property management teams.
• Industry Playbooks: Capture best practices and edge cases from enterprise clients to build durable accounting standards and operational playbooks.

Required Qualifications & Experience

• 5 years of hands-on experience in multifamily property accounting or controllership at a Property Management Company (PMC), real estate owner-operator, or REIT.
• Deep knowledge of general ledger & sub-ledgers, resident ledgers, security deposits, and month-end close under US GAAP.
• Outstanding verbal and written communication skills with the ability to interface confidently with client CFOs, Controllers, and operations leaders.
• Ability to work in-person at our headquarters 4–5 days per week in a fast-paced, high-autonomy environment.

Preferred Qualifications

• Prior experience working within a SaaS, proptech, or software environment.
• Familiarity with leading property management software systems (e.g., Yardi, RealPage, Entrata, MRI) and their data handoffs/integrations.
• Comfort or interest in AI, workflow automation, and process optimization as applied to modern accounting functions.
