Lead Maintenance TechReports to: Property Manager Location: Rochester, NYUnits: 161Salary: $29.00 per hour (Subject to adjustment for onsite living)Housing Benefit: 100% rent discount for onsite living Summary:Portland Manor Apartments has a great opportunity for a Lead Maintenance Technician to undertake the responsibility of preserving the good condition and functionality of our 161-unit residential apartment community. You will perform maintenance tasks of great variety such as painting, HVAC installations, landscaping etc. Benefits:401(k) plus matchHealth / Dental / Vision insurance with company contribution Voluntary benefits such as Disability/ Accident / Critical IllnessPaid time offPaid Holidays Responsibilities:Monitor, schedule, and inspect work being performed by the maintenance staffMaintain a clean organized shop and maintain inventoryObtain bids on special projectsWork with the property manager to maintain the supply budget.Perform maintenance of general maintenance including the areas of; electrical, HVAC, & PlumbingAssist in the setup of ventilation, refrigeration and other systems and conduct repairsPerform manual repairs when necessary (fix locks, replace windows etc.)Appliance repair & troubleshootingConduct general upkeep proceduresOn call responsibilities as assigned by property manager Skills:Must have 2-5 years of experience as a maintenance technicianStrong leadership skillsStrong working knowledge of electrical, plumbing, & HVAC.Working knowledge of tools, common appliances, and devicesManual dexterity and problem-solving skillsGood physical condition and strengthHVAC Certification#NYIND
