Bolt Builds is seeking a senior project manager to join its team in New York.
About Bolt
Bolt is a full-service Design + Build firm based in Brooklyn. We specialize in design-forward hospitality, retail, and residential projects that merge classical sensibility with innovative construction and fabrication methods. We believe that great design is only as strong as its execution – and that means being just as rigorous about budgets, schedules, and communication as we are about creative vision.
The role
We’re looking for a senior project manager to lead high-caliber design+build projects from pre-construction through closeout. This is a senior leadership role focused not just on coordination, but true ownership of the budget, the timeline, the client relationship, and the finished product.
You’ll serve as the primary point of contact for clients and consultants, guiding them through every stage of the process with clarity and confidence. Internally, you’ll collaborate with our design, construction, and fabrication consultants to ensure seamless execution and mentor junior team members along the way.
You’ll be accountable for delivering exceptional projects on time and on budget, while protecting both creative intent and financial integrity.
What you’ll do:
- lead project design, planning, timeline development, and resource coordination across design and construction teams
- oversee multiple design-driven commercial and hospitality projects simultaneously, from early schematic design through punch list and closeout
- own and manage project budgets from initial estimating through closeout: tracking costs, flagging risk, ensuring profitability
- continuously improve internal workflows, documentation standards, and cost-control systems
- collaborate closely with in-house designers to translate concepts into executable construction plans
- lead internal and external coordination, including scheduling, budgeting, permitting, and subcontractor management
- participate in design reviews and flag constructability issues or value engineering opportunities early in the process
- serve as the primary client contact throughout the build process, ensuring clear communication, expectations, and follow-through
- review drawing sets for scope gaps and discrepancies, and manage all RFI, submittal, and change order processes
- conduct regular site visits, monitor quality control, and resolve field issues in real time
- contribute to project documentation, reporting, and team performance reviews
- mentor junior PMs and project coordinators, helping to grow Bolt’s next generation of leaders
- prepare, track, and manage all contracts, change orders, and pay applications
- collaborate closely with construction leads to monitor site progress, sequencing, and subcontractor performance
What we’re looking for
- ten plus years of experience managing complex projects, preferably in a design+build or high-end interiors setting
- proven track record of owning multi-million-dollar project budgets, including forecasting, reporting, and financial decision-making
- strong familiarity with NYC permitting and agency processes (DOB, FDNY, LPC, etc.)
- comfortable managing multiple concurrent projects from concept through closeout
- deep understanding of project sequencing, construction detailing, and value engineering
- proficiency with industry standard software (Adobe, AutoCAD, Bluebeam, Revit, Rhino, Slack, Notion)
- excellent communication skills and a strong, client-facing presence
- highly organized, accountable, and proactive in solving problems before they escalate
- committed to mentorship and excited to help build a culture of craft, clarity, and excellence
- degree in architecture, or a related field required
Why Bolt:
- see your work built – and built fast. At Bolt, you won’t be stuck pushing paper for years before seeing results. Our projects move quickly, and the work you put in becomes something real, tangible, and lasting
- be hands-on. You won’t be siloed behind a screen – you’ll be in the field, in meetings, on walk-throughs, and fully involved in the process from start to finish
- work in the heart of Greenpoint. Our studio is based in one of Brooklyn’s most creative neighborhoods º surrounded by great food, inspiring spaces, and a thriving design community
- join a company on the rise. Bolt is entering a new chapter of growth – and we’re building something special. You’ll help shape the future of the company, not just execute the present
- build projects you’re proud of. From thoughtful restaurants to bold retail environments, you’ll be part of a team that sweats the details and cares deeply about design, craft, and execution
- work with good people. We’re a tight-knit, driven team that takes pride in what we do – and has fun doing it. We value trust, accountability, and creative problem-solving
Compensation
This is a full-time, in-person role based in our Greenpoint, Brooklyn studio.
The base salary range for this position is $95,000–$110,000, depending on experience and qualifications. Bolt also offers performance-based bonus opportunities and clear pathways for professional growth.
Salary: $95,000 - $110,000
