Affordable Housing Team Director
The Director of Acquisitions, Underwriting, and Closings is a strategic leadership position responsible for overseeing all aspects of affordable housing acquisitions. This role drives investment strategy, expands a mission-driven portfolio, and delivers measurable community impact by leading complex acquisition transactions and financing executions. The Director also manages and mentors a team of affordable housing tax credit investment professionals, ensuring successful underwriting, due diligence, and transaction closings.
Key Responsibilities:
- Source equity investments in Low-Income Housing Tax Credit (LIHTC) developments focused on community development, as well as Historic Tax Credit (HTC) equity investments nationwide.
- Oversee the evaluation of all investment opportunities from initial underwriting through financial closing.
- Perform comprehensive analysis of affordable housing investment proposals financed through the Low-Income Housing Tax Credit (LIHTC) and/or Historic Tax Credit (HTC) programs by developing detailed financial models.
- Evaluate the experience, qualifications, and financial capacity of project sponsors and development teams.
- Manage risk and ensure consistency in the underwriting, closing, and documentation of all tax credit investments.
- Review and approve all new investment opportunities prior to submission to the Investment Committee for final approval.
- Maintain strong relationships with existing partners and clients to ensure their needs and expectations are met.
- Support business development initiatives and manage prospect-related data and pipeline activities.
- Collaborate with the Director of Asset Management and the Asset Management team during the evaluation of new investments and throughout the regulatory compliance period.
- Lead the oversight and reporting of existing investment properties currently under construction.
- Partner with the Investor Relations team to review the project pipeline and identify new investment opportunities that align with the Fund's investment strategy and investor requirements.
- Supervise the work of the Director of Investment Closings to ensure consistency, accuracy, and timely execution of lower-tier partnership closings.
- Attend industry conferences, seminars, and networking events to stay current on market trends, regulatory changes, and best practices within the affordable housing industry.
- Serve as an internal subject matter expert on affordable housing development opportunities and provide guidance to staff across the organization.
- Assist the Fund Manager in developing and maintaining strong relationships with Fund investors.
- Represent CEF at company meetings and contribute to expanding organizational knowledge and expertise in affordable housing.
- Provide educational and professional development opportunities for staff to support continuous learning and career growth.
Minimum Qualifications
- Bachelor's degree required; an advanced degree is preferred.
- 5+ years of experience leading a team of Low-Income Housing Tax Credit (LIHTC) investment professionals.
- 10+ years of experience originating and underwriting Low-Income Housing Tax Credit (LIHTC) investments.
- Experience working for a tax credit investor and/or a tax credit fund syndicator.
- Knowledge of and familiarity with the Community Reinvestment Act (CRA) .
Physical Requirements
- Ability to remain in a stationary position for extended periods of time (approximately 90% of the workday).
- Ability to move throughout the office on an occasional basis to access meeting rooms, office equipment, and other work areas.
- Ability to travel by air approximately 25% of the time on an annual basis.
