Senior Commercial Escrow Officer (Hybrid only to DFW, TX area)
Position Summary
The Senior Commercial Escrow Officer is responsible for independently managing complex commercial real estate transactions from opening through closing and post-closing. As the primary point of contact for clients, attorneys, lenders, developers, and internal partners, this role ensures every transaction is executed accurately, efficiently, and in compliance with company policies and all applicable regulatory requirements.
The ideal candidate is an experienced commercial escrow professional with extensive knowledge of complex deal structures, exceptional attention to detail, and the ability to proactively resolve issues while delivering an outstanding client experience.
Essential Responsibilities
- Manage a portfolio of complex commercial real estate transactions from receipt of contract through final funding and recording.
- Serve as the primary point of contact for buyers, sellers, attorneys, lenders, brokers, developers, and other transaction stakeholders.
- Analyze contracts and closing instructions to determine escrow requirements, identify potential issues, and ensure all conditions are satisfied before closing.
- Prepare, review, and execute commercial closing documents, including settlement statements, escrow instructions, deeds, affidavits, assignments, and related legal documents.
- Review title commitments and coordinate with title examiners, underwriters, and legal counsel to resolve title objections and satisfy closing requirements.
- Calculate and reconcile prorations, tax adjustments, loan payoffs, commissions, escrow charges, and disbursements for complex commercial transactions.
- Coordinate with lenders to ensure funding conditions are met and all documentation is complete prior to closing.
- Conduct closings and signing appointments, providing professional guidance while ensuring all documents are properly executed.
- Authorize and process funding and disbursement of escrow proceeds in accordance with written instructions and company procedures.
- Maintain complete, accurate, and audit-ready escrow files throughout the transaction lifecycle.
- Ensure compliance with Department of Insurance regulations, RESPA, company policies, and all applicable state and federal laws.
- Anticipate and resolve transaction issues that could delay closing while communicating effectively with all parties.
- Consistently deliver a high level of service while managing multiple high-value transactions under tight deadlines.
Qualifications
- Active Texas Escrow Officer License in good standing.
- Eight or more years of escrow experience, including a minimum of five years handling sophisticated commercial real estate transactions.
- Demonstrated experience closing transactions involving raw land, commercial development, light industrial, mixed-use, office, retail, and multi-family properties.
- Thorough knowledge of commercial escrow practices, title insurance, settlement procedures, and commercial closing documentation.
- Strong understanding of Department of Insurance regulations, RESPA, and applicable federal and Texas real estate laws.
- Advanced proficiency with escrow production systems and Microsoft Office applications, including Outlook, Excel, Word, and PowerPoint.
- Exceptional analytical and mathematical skills with the ability to accurately prepare and reconcile complex financial transactions.
- Excellent organizational skills with the ability to manage multiple priorities while maintaining a high level of accuracy.
- Strong interpersonal, written, and verbal communication skills with the ability to build trusted relationships with sophisticated clients and business partners.
- Proven ability to exercise sound judgment, maintain confidentiality, and solve complex transaction issues independently.
Preferred Qualifications
- Experience closing high-value commercial transactions for developers, institutional investors, or national lenders.
- Knowledge of 1031 exchanges, construction and development transactions, entity documentation, and multi-state commercial closings.
- Experience working in a high-volume commercial title and escrow environment.
